Define Dual agency in Real Estate

Dual agency: 

"Dual agency" is a term in real estate that means one agent represents both the buyer and the seller in the same transaction. While this can be convenient, it can also be tricky because the agent has to be fair to both parties and avoid taking sides or showing favoritism.

Example: 

For example, imagine you want to sell your house, and your friend wants to buy a house. You both go to the same real estate agent for help. The agent helps you list your house for sale and also helps your friend find a house to buy. If your friend ends up wanting to buy your house, the agent would be a "dual agent" since they are representing both you and your friend in the transaction.
